Do you offer co-living?
We do not offer co-living (individual leases/bedrooms with shared living space).
What are your application requirements?
Typically look for residents to make 3-3.5x the amount of monthly rent.
Can I apply online?
Yes- application process entirely online through property website.
How much is the security deposit and is any of it refundable?
Typically $500 Security Deposit; SD could be 1-Month Rent if application is approved w/conditions. *Holding deposit applied to SD. Security Deposit is fully refundable at move out- assuming no damage to apartment
Is there an application fee?
$500 Holding Deposit submitted at the point of applying. Takes apartment off market while we process application. Deposit refundable for up 48-hours if prospect has a change of hear or if application is denied
Do I have to pay first & last month's rent?
1st Month Rent due at Move In. Last Month's rent not collected.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on 1st of each month. Online payments preferred- debit/credit or bank account. Certified payments and/or personnel check accepted.
Are there any other costs not included in the rent?
Yes. The resident is responsible for phone, internet, and cable if they choose to have them.
Is renter's insurance required?
Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
What happens if I need to move out before my lease expires?

What leasing options are available?
Typically 12-Month Lease Terms. *May have flexibility for 6- 24-Month Term per mgmt approval.
Do I need a lease guarantor?
Guarantors Allowed- typically for income purposes. Look for guarantors to make 4x monthly rental rate
Do you offer individual leases?
No. All occupants over the age of 18 will be listed on (1) lease
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
We use a third party verification that reviews income, criminal background and credit check along with rental history.
Are utilities included?
Heat & Hot Water INCLUDED.
Do you have items I can rent?
Yes- $100,000 Coverage in Personnel Liability.
Can the apartment be sublet or listed on Airbnb or VRBO?
No
What are the occupancy limits?
2 Occupants per Studio; 2 Occupants per 1-Bedroom
What are the hours for the laundry facility?
24-Hour Access
What are hours of the leasing office?
Monday through Friday, 9:30am- 5:30pm. *Appointments encouraged
Do you offer valet trash service and/or recycling?
Trash/Recycling can be brought down to basement level of Building. Princeton has cleaners removing the trash and bringing to dumpster for disposal. No Charge for residents.
Do you have cable?
Xfinity/Comcast is the preferred cable provider. Residents are responsible for their own setup and billing.
Is additional storage available?
Storage is not included in the rent. Please contact the office for current rates and availability.
What security features does this property offer?
Secure Building. Residents need fob to access building. ButterflyMX Screen at entry connects to app which residents can use to unlock the entry door for themselves or guests.
Does this community have a pest control service?
Yes- Dewey Pest does routine, monthly, property visits
Does the community have bicycle racks?
Yes- Accessible to residents. No Charge
Are BBQ grills available?
No.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
Comcast services the building (Internet/Cable). Residents responsible for internet/cable. Can choose a plan of their choice through Provider- Comcast.

Do you have package lockers/how do I get my packages?
All packages are brought within the locked doors. Packages can be found in the lobby, organized on shelves by floor number.
I have a noise complaint. Who do I contact?
Please contact the office with any noise complaints. If it is after hours and extremely disruptive, please call the police.
I have a maintenance/emergency maintenance issue; who do I contact?
Please call the office at 617-274-8882 or place a non-emergency work order online through the resident portal. For emergency maintenance please call 617-274-8883 for all emergency maintenance needs.
What is the parking situation?
Off-street parking is available to rent; please contact the office for availability and rates.
What do I do if someone parks in my parking spot? What is the policy for guest parking?
If someone is parked in your parking spot, please call management at 617-274-8882. There is no guest parking available onsite. Guests may park on the street.
What decorations or changes to the apartment are prohibited?
Please decorate the inside of your apartment as you wish with wall decor and other personal items. If you wish to paint walls, please contact the office for prior approval. No major renovations are allowed.
Are there any fees to use common areas?
No. Common areas are open for all residents to use without charge.
What is the smoking policy?
SMOKE FREE COMMUNITY; No Smoking!
I need maintenance/emergency maintenance; who do I call?
Maintenance available Monday through Friday, 8:00am-4:00pm. In the case of an emergency residents can call leasing office directly. On-call maintenance available for emergencies- lockout, leaks, not hot water, etc.
Do you allow pets? What is the pet policy?
Cat Friendly Community; $20.00 monthly pet rent /per cat (2 Cats MAX)

Off- Street Parking Available- $325.00 /month. Pending availability- 12 Spots TOTAL. No official guiest parking; Street parking available in Brookline. Garage at CC Marriott Hotel
What is the policy for snow removal?
General Snow Removal Provided- common areas. Residents are responsible for clearing off their own cars in parking lot. Center of parking lot consistently plowed.
Are there building quiet hours?
Not 'Official' Quiet Hours; 10:00pm- 9:00am
What decorations or changes to the apartment are prohibited?

Are there restrictions for what can be put on balconies or patios?
N/A- No balconies. NOTHING allowed on fire escape.
What is the procedure for moving in/out?
Move In/Out can take Place Sunday through Saturday. 8:00am- 8:00pm. Coordinating with leasing office is recomended.
Are washers and dryers available? Are they in the apartment?
Not in Apartments; Community Washer/Dryers available in basement. Credit/Debit Card Operated.
What appliances are in the kitchen?
Range (Stove/Oven), Refrigerator/Freezer. Some apartments have Dishwasher.
Is there a bathtub or just a shower? Are they together or separate?

When were these apartments built? Have there been any renovations?
Bldg Constructed in 1890; Select apartments renovated (updated) as needed.
Do apartments have air conditioning?
No. If residents were to purchase their own window AC, our maintenance team will help with the installation (no charge for install)

Are you near any transportation routes? Which ones?

Am I able to renew my lease? How?
Yes! Renewal Offers will be sent out via resident portal. Contact for renewal can be submitted via resident portal.
Can I add occupants to my lease? What is the process?
Yes- Contact Leasing Office. Occupant will have to be approved through PP Application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes- pending availability! $750 Transfer Fee is transferring mid-lease term. Contact Leasing Office for additional information.

How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
Maintenance Requests can be submitted via the Resident Portal. Typically a 24-72-Hour completion. Call office in the case of maintenance emergency- immediate response time.
What constitutes an emergency maintenance request?
No Hot Water, Power Outage, Leak, Lock Out
How do I enter a maintenance request online?
On the resident portal, click "My Apartment" then maintenance. You will then click request maintenance and describe the issue you are experiencing.

Is there off-street parking?
Yes- Residents can opt in for residential street parking permit through the Town of Brookline. NO OVERNIGHT St Parking in Brookline.

No- Residents can rent two parking sparts- pending availability.
What are snow removal protocols?
General Snow Removal Provided- common areas. Residents are responsible for clearing off their own cars in parking lot. Center of parking lot consistently plowed. Residents in parking lot may be contacted by mgmt to move cars from parking lot for full lot plowing
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
Cat's Only- $20.00 monthly pet rent; Dogs allowed if Service Animal or Emotional Support Animal- must be approved by Princeton before allowed onsite.
How do I get my packages?
Packages will be brought within the locked doors of our building. Residents can retrieve packages from lobby at the entry.

Yes- $100 Key Charge for extra Fob; $25.00 Key Charge for Mail or Bldg Key
