What leasing options are available?

Typical leases are 12 months. Flexible lease terms may be available. Please contact the office for more information. 

Do I need a lease guarantor?

​Once an application is submitted and processed, based on the screening results, a guarantor may be required. 

Do you offer individual leases?

​We do not offer individual leases for multiple residents living in the same apartment home. 

Do you offer co-living?

We do not offer co-living (individual leases/bedrooms with shared living space). 

What are your application requirements?

​All applicants 18 years of age or older must fill out an application either online or a paper copy. Paystubs, W2 statements, or offer letters are required to verify income. Once the application(s) is complete and verifications are received, the application(s) will be processed. Processing takes into account a person's income, credit score, criminal background check, and rental history. 

Can I apply online?

How much is the security deposit and is any of it refundable?

The standard security deposit is $500.00, however, a security deposit may be greater if the application screening results recommend a higher amount. An example of a required higher amount may be if your credit score is within a certain range. The deposit is refundable at the end of the lease term, after move-out assuming there are no damages beyond normal wear and tear. 

Is there an application fee?

No, there is not an application fee. 

Do I have to pay first & last month's rent?

We require a deposit and the first month's rent, but we do not collect last month's rent to move in. 

When is rent due and how can I pay my rent? What forms of payment are acceptable?

​Rent is due on the 1st of the month. You may pay online or by paper check. Online payments can be made using a checking account or debit/credit card. Fees apply to debit & credit card payments.

Are utilities included?

​Yes, heat and hot water are included in the rent.

Are there any other costs not included in the rent?

Yes. The resident is responsible for phone, internet, and cable if they choose to have them.  

Is renter's insurance required?

​Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

Do you have items I can rent?

​We offer onsite storage and off-street parking for rent. Please contact the office for current pricing.

What happens if I need to move out before my lease expires?

​All residents are expected to fulfill their lease obligations.

Can the apartment be sublet or listed on Airbnb or VRBO?

The lease does not allow for subletting or to list apartments on short-term lease platforms like Airbnb or VRBO. 

What are the occupancy limits?

​The occupancy guidelines are 2 people per studio apartment, and 2 people per one-bedroom apartment.

What are the hours for the laundry facility?

For your convenience, the laundry facilities are open 24/7. 

What are hours of the leasing office?

Current hours are Monday - Friday 9:30 AM to 4:00 PM. Weekend appointments can be made available! ​Office hours are subject to change. The office is closed on New Year's Day, Easter, Thanksgiving Day, and Christmas Day.

Do you have package lockers/how do I get my packages?

​We have package cubbies located in the lower level of the building near the mailboxes.

Do you offer valet trash service and/or recycling?

​Yes, we offer both valet trash and recycling service!

Do you have cable?

​Xfinity/Comcast is the preferred cable provider. Residents are responsible for their own setup and billing.

Is additional storage available?

​Storage is not included in the rent. Please contact the office for current rates and availability.

What security features does this property offer?

Controlled access to building entry doors is one of the security features we offer. 

Does this community have a pest control service?

Yes, we have a monthly preventative maintenance/monitoring program in place. Residents should report any insect problems to the office immediately.​

Does the community have bicycle racks?

Yes, free bicycle storage racks are provided in the lower level of the building. 

I have a noise complaint. Who do I contact?

​Please contact the office with any noise complaints. If it is after hours and extremely disruptive, please call the police.

What is the smoking policy?

We are pleased to be a smoke-free community.

I have a maintenance/emergency maintenance issue; who do I contact?

Please call the office at 617-274-8882 or place a non-emergency work order online through the resident portal. For emergency maintenance please call 617-274-8883 for all emergency maintenance needs. 

Do you allow pets? What is the pet policy?

​Yes, we are a pet-friendly community. Indoor cats are permitted. The monthly pet rent per cat is $20.00 per month, not to exceed 2 cats. Additional restrictions apply and will be explained during the leasing process. All pets must be approved by management.

What is the parking situation?

​Off-street parking is available to rent; please contact the office for availability and rates.

What do I do if someone parks in my parking spot? What is the policy for guest parking?

​If someone is parked in your parking spot, please call management at 617-274-8882. There is no guest parking available onsite. Guests may park on the street.

What is the policy for snow removal?

​We provide professional snow removal services for the parking lot and walkways. During large snow events, cars may need to be moved from the lot for complete snow removal. 

Are there building quiet hours?

Yes. Quiet hours are from 9:00 PM to 7:00 AM. Please be considerate of your neighbors. 

What decorations or changes to the apartment are prohibited?

​Please decorate the inside of your apartment as you wish with wall decor and other personal items. If you wish to paint walls, please contact the office for prior approval. No major renovations are allowed.

Are there any fees to use common areas?

No. Common areas are open for all residents to use without charge. 

Are there restrictions for what can be put on balconies or patios?

​There are fire escapes and balconies onsite. Nothing can be kept on these emergency balconies or stairs. They are only to be used in the event of an emergency.

What is the procedure for moving in/out?

Please contact the office to arrange for your key pick up on move-in day. Temporary street parking permits can be obtained from the Town of Brookline for both move-ins and move-outs. Moving in and out is restricted to the hours of 9:00 AM to 9:00 PM.

Are washers and dryers available? Are they in the apartment?

There are card or mobile phone operated washers and dryers located in the lower level of the building. Apartments do not have washers/dryers. 

What appliances are in the kitchen?

All apartments have refrigerators, electric stoves/ovens, and most apartments have dishwashers. Sinks do not have garbage disposals and there are not built-in microwaves. 

Is there a bathtub or just a shower? Are they together or separate?

All apartments have a bathtub/shower combination in the bathroom.

Do apartments have USB outlets?

Currently, apartments have standard outlets rather than USB outlets. 

Do apartments have air conditioning?

​Residents provide their own window air conditioning. Our maintenance will be happy to assist with the installation and removal.

When were these apartments built? Have there been any renovations?

​The building was built in 1890. There have been numerous upgrades to the building. The apartments have been updated over the years with a select number of apartments having granite counters, stainless appliances, LVT flooring in the kitchen, espresso vanity and medicine cabinets. Many of the original, historic details remain such as tile flooring in the bathrooms, moldings, and beautiful doors. 

Is there public transportation nearby? What stop is closest?

​We are conveniently located on the Green Line in Coolidge Corner.

Are you near any transportation routes? Which ones?

​The Green Line is just steps outside our door!

How much traffic is there in the area? Are there any times during day/night that it is heavy?

​Brookline is an urban location, however, Beacon Street is a beautiful tree-lined street. Traffic is heaviest at the regular commuting hours.

What are the local schools?

Schools in the area include Michael Driscoll Elementary School and Brookline High School.
